It is strongly recommended that all bidders perform all their own" due diligence" prior to the auction. The accepted bidder is required to sign a Memorandum of Sale executed at the time of the Auction. In the event that the accepted bidder is unable for any reason to complete the purchase of the property the Custodian reserves the right to sell the property by Treasurer Deed to the said second highest bidder, provided the second highest bidder, shall deposit with the Custodian, the amount of the required deposit as set forth within five (5) business days after receipt of written notice of the default of the previous highest bidder and title shall be conveyed to the said highest bidder within 21 days of the required deposit. Further the Custodian reserves the right to postpone the Sale to a later time and date by public proclamation. Deposits made by unsuccessful bidders will be returned to the unsuccessful bidders at the completion of the auction. The Towns primary objective of the sale is to get these parcels back on the tax roll and generate annual revenue for the Town.
